Event Summary
During the Labour Day long weekend, a hot water pressure reducing valve (PRV) located on Level 18 of a high-rise residential building burst. The failure resulted in significant water leakage and flooding across multiple apartment floors, causing widespread disruption and damage.
Cause of Damages
- The affected PRV showed signs of aging, including rust and visible water stains
- Other PRVs in the system also exhibited deterioration, indicating systemic wear
- The burst valve led to uncontrolled water flow across 18 levels of the building
Damage Assessment
- Water infiltrated multiple apartment units, damaging flooring, walls, and potentially residents’ personal belongings
- The internal electrical system was critically impacted, resulting in a complete power outage across approximately 180 units
- The building was deemed uninhabitable, and residents were relocated to temporary accommodation
Works Completed
- Immediate containment and water extraction were carried out to minimise further damage
- Extensive electrical make-safe works were undertaken, followed by full reinstatement approved by the insurer
- Water damage across 18 levels was professionally rectified, repaired, and restored
- A coordinated effort between the Owners Corporation Manager, Building Manager, Broker, and Insurer ensured residents could return home promptly

- The building was fully reinstated and deemed safe for occupancy
- Residents returned to their homes following completion of all repairs
